The everyday Kenton order
Kenton runs on small jobs. A bungalow off Denver Avenue getting a new roof, a basement dig, or a backyard ADU going in on a skinny lot, one standard unit handles the crew. The Denver Avenue business strip throws the occasional storefront remodel our way, where a deluxe flushing unit is nice for a longer tenant build. When the neighborhood does a street party, a fundraiser by the Paul Bunyan statue, or a block cleanup, a standard plus a handwashing station covers it, and an ADA-accessible unit if it is a public event on the plaza.
Skinny lots and one-way blocks
This is close-in North Portland, so the streets are narrow, cars line both curbs, and the new infill packs onto lots that used to hold one house. Getting a unit into a back corner or a shared driveway takes a little planning, and we would rather hear about the tight spot before the truck shows up than have the driver puzzle it out on a parked-in block. Give us the access, an alley, a side gate, a cleared parking spot, and we set the unit against the fence out of the neighbors' way.
North Portland weather and the calendar
Kenton gets the same long gray drizzle as the rest of the eastside, and a dug-out yard or a fresh ADU pad turns to mud in it, so we set units on boards through the wet months to keep them level. Summer dries out and the block parties and yard events stack up. Anything that has to sit on the street or a public grass strip is a City of Portland right-of-way question first, not ours to promise; check with them, since a permit may apply before we deliver.
